Peel Land submits plans for Haydock Point employment campus
Peel Land has submitted an outline planning application to St Helens Borough Council for Haydock Point, with proposals for a 1.3 million sq ft manufacturing and logistics campus supporting an estimated 1,845 jobs across a range of roles.
Haydock Point is in a prime location, directly off Junction 23 of the M6, and south of Haydock Park Racecourse. The scheme is forecast to contribute over £110 million in GVA to the local economy, and in addition fund critical highways improvements at Junction 23 of the M6 to improve journey times and the long-term operation of the Haydock Island roundabout for millions of commuters.
To enable the local and national highways improvements, the scheme includes re-directing the northern arm of the A49 through the development site to the A580 East Lancs Road with associated works intended to improve traffic flow at M6 Junction 23, Haydock Island.
The inclusion of an HGV welfare hub will help address local HGV parking issues and a lack of facilities for drivers in the area. The submitted plans provide an alternative fuel hub with EV charging, low-carbon fuel options and infrastructure that is ready to deliver hydrogen in the future, reducing reliance on fossil fuels and improving fuel security.
The plans encourage biodiversity and ecology with the inclusion of new ponds, wetlands, grasslands and wildlife corridors covering an area equivalent to more than 17 football pitches, alongside over 600 new trees.
Submission of the application comes after a period of public consultation in August and September with the local community and stakeholders. A series of in person and online events provided residents and stakeholders the opportunity to find out more and have their say on the plans.
The proposals are accompanied by a Social Value Strategy focused on helping residents across the region access jobs and training. Its measures include working with schools, colleges, job centres and the Council, and targeting employment opportunities towards communities facing the greatest barriers to work.

St Helens Borough Council will provide a further opportunity for the public to comment on the plans as part of the planning application process.
