Wigan

A masterplan for Mosley Common will create a healthy living community with distinctive neighbourhoods that will be embedded into the area’s natural landscape of woodlands, watercourses and moss land with a new Community and Travel Hub sitting at the heart of the scheme.

The proposals will provide 1,050 new homes to suit a range of needs and 25 per cent will be available for people with affordable housing needs. Residents will be within walking distance of a new bus stop on the Leigh Guided Busway and a network of footpaths, cycleways would improve access to Walkden train station and the local area. The development would also feature a new destination parkland providing opportunities for ecological improvements and recreation, and connecting people to nature.

The proposals were approved by Wigan Council in early 2024.

GIBFIELD PARK

Gibfield Park will be a high-quality mixed-use development within an attractive landscape framework with the ability to deliver c. 500 new homes and 45,500 sq m of employment space providing modern, flexible and high specification floorspace which will be suitable for commercial and industrial occupiers and will form a logical expansion to the Gibfield Park Industrial Area.

LAND AT THE FORMER PEMBERTON COLLIERY

In July 2020, Peel received outline planning permission to build up to 268 family homes at the former Pemberton Colliery in Wigan. The site has since been sold to Northstone, who are now delivering the project on site.

  • Contributing £4.05m to the delivery of the M58 link road to connect Foundry Lane and the Smithy Brook Road Roundabout.

  • 13% of the homes on the development will be affordable, enabling access to the housing market for those who are struggling to get on the ladder.

  • The proposed development will provide a range of high-quality homes in a variety of sizes, suitable for first time buyers, young people and families.

Sustainability


  • Additional pedestrian and cycle connections to the new link road infrastructure and train station will be provided to encourage sustainable travel to local amenities.

  • Green space to be provided as part of the development inclusive to a new central village green, retention of the belt of trees between the development and railway and a new band of landscaping adjacent to the new ring road.

  • Properties will exceed the standard energy efficiency requirements through the provision of household technology that is proven to lower energy bills.

  • Infrastructure to support electric vehicle charging will be provided with each dwelling.
